2. Use of the Website
You agree to use the website lawfully and to provide accurate and truthful information. Any use that may harm the website's operation, infringe the rights of third parties, or violate the law is prohibited.

All content on the website (text, photographs, logos, design) constitutes the intellectual property of the business or its licensors and is protected by Greek and European law. Reproduction, republication, or commercial exploitation without prior written permission is prohibited.
4. Booking Process
- You select the accommodation, dates, and number of guests.
- You fill in your details and complete the booking.
- The booking is considered final only after confirmation from us and payment of the required deposit/payment.
- You receive a confirmation email with your booking details.
The maximum occupancy and any special conditions are stated on each accommodation's page.
5. Prices
Prices are listed in euros (€) and apply per night/accommodation, as shown at the time of booking. They may vary depending on the season, length of stay, and availability. Any additional charges (e.g., cleaning, deposit, fees) are clearly stated before the booking is completed.
6. Payment Methods
We accept the following payment methods:
- Bank deposit / transfer
- Payment via IRIS
- Payment via PayPal
- Payment upon arrival, by prior arrangement
The booking is finally confirmed only after successful receipt of the deposit or the agreed amount.
7. Cancellation Policy
Our cancellation policy is non-refundable. If you cancel your booking at any time, you will be charged the full price of the booking. However, we may transfer your dates depending on availability and payment of any price difference.
8. Check-in / Check-out & House Rules
- Check-in: from 15:00 · Check-out: until 11:00
- Upon arrival, presentation of a valid ID/passport is required for guest registration.
- The number of guests may not exceed the declared occupancy of the accommodation.
- Any use that causes disturbance, damage, or illegal activity is prohibited.
- Smoking, pets, and parties are prohibited in all our accommodations.
9. Deposit & Damages
A refundable deposit may be requested upon arrival, which is returned upon departure provided no damage is found. The guest is liable for any damage caused to the accommodation or its equipment, beyond normal use.
10. Taxes & Fees — Climate Crisis Resilience Fee
Under applicable law (Article 53 of Law 4389/2016, as in force), a Climate Crisis Resilience Fee is imposed per night and per accommodation, along with VAT, both of which are included in the booking price.
11. Liability
We make every effort to ensure the accuracy of the information on the website, without guaranteeing that it will always be complete or error-free. We are not liable for damages resulting from force majeure, third-party actions, or misuse of the accommodation by the guest.
12. Force Majeure
We are not liable for failure to fulfil our obligations due to events beyond our control (e.g., natural disasters, extreme weather events, strikes, government decisions, utility service interruptions). In such cases, a fair solution will be sought (rescheduling or refund).
13. Personal Data Protection
The processing of your personal data is governed by our Privacy Policy, which forms an integral part of these Terms.
14. Dispute Resolution & Governing Law
These Terms are governed by Greek law. The courts of Patras shall have jurisdiction over any dispute.
15. Amendments to the Terms
We reserve the right to amend these Terms. The current version is always published on this page. For each booking, the Terms apply as published at the time the booking is made.
